  • What does a typical inspection cover?
  • The standard home inspection will cover the foundation, air condition, and heating systems, interior plubming, electircal systems, the roof, attic, insulation, ventilation, walls, ceilings, floors, doors, windows, and structural componenets of the home.
  • Why do I need an Inspection?
  • Buying a home could be the largest single investment you will ever make. To minimize surprises and difficulties, you'll want to learn as much as possible about the newly built or existing house you may want to purchase. By having the home inspected you can identify any repairs or builder oversights that may occur. You will know more about the house and you can make your decision with confidence.
  • How long does an inspection take?
  • The typical inspection takes anywhere from 2.5 to 3.5 hours depending on the size an age fo the home.
  • Should I be present at the inspection?
  • Yes, if possible, so we can go over the report in person, and answer any questions. if not it can be e-mailed the same day and we can go over it by phone.
  • Do I get a written report?
  • Yes, with pictures and a summary.
  • Does the inspection report indicate cost of repairs?
  • No, but we can usually give you a good idea.
  • Do I have to repair items listed in the inspection report?
  • No, the report is to give the buyer a good idea of the condition of the home. It is completely up to you on whether you get the repairs done.
  • Who pays for the inspection and when?
  • The buyer pays for the inspection on the day of the inspection.
  • Who selects the inspector?
  • The buyer does. However, your realtor can usually give you a list of reputable inspectors to choose from.
  • If the home is vacant, should all utilities be turned on?
  • Yes, so we can give you a complete inspection of the home.
  • Are all inspection reports the same?
  • No, it depends on the home and the inspector.
  • If the seller is providing a home warranty, should I get an inspection?
  • Yes, because the seller usually doesn't always know the total condition of the home they are living in.
